Changes in Government. Is now the right time to move house?

It's been a busy time for removal companies with several house moves on Downing Street in recent weeks.

With a change in government here and a presidential election in the USA looming, many are wondering what this period of political upheaval will mean for the UK housing market.

The housing market is complex and influenced by a multitude of factors. From interest rates to economic conditions, it can be challenging to predict with certainty where house prices are heading. However, changes in government policy can significantly impact the housing market, making it a crucial factor to consider when deciding whether now is the right time to move home.

In September 2022, the Conservative Government announced a temporary increase to the Stamp Duty threshold for first-time buyers to £425,000. The temporary increase is due to end on 31 March 2025 and the current government has indicated that they do not intend to continue this. It is therefore expected that the nil rate band for stamp duty for first-time buyers will revert to £300,000 in April next year.

This could effect first-time homebuyers who may decide that they want to take advantage of the current higher threshold and move before any further changes are made. If you have a property with a market value between £300,000 and £425,000 now could be a better time to market your property for sale rather than waiting until next year. Reductions in property related taxes can stimulate demand while increases can have the opposite effect so its always worth considering what any future changes would mean for you.

It's essential to stay informed about potential government policy changes that could affect the housing market and also consider other factors when making a decision about whether now is the right time to relocate.

Your individual needs and circumstances should be the primary driver of any decision to move home as well as assessing your financial readiness for a move, including mortgage rates, property prices, and associated costs. It is also important to consider long-term goals such as a desire for a better work-life balance or the needs of older relatives and reflect on how a house move aligns with these.

Ultimately, the decision to move is a personal one. While it's essential to be aware of potential government policy changes, it's equally important to focus on your specific needs and circumstances.
